Investors are recognising more and more that capital growth is the main driver in an investment property. Sure cash flow is important, but generally speaking, capital growth determines the success of the investment. Sydney Morning Herald writer, Max Newnham comments “most investors hope for large increase in value so they can produce sufficient profit to make the investment worthwhile” (11 January 2011).

“Don’t believe real estate hype on property shortages”, according to Terry Ryder, commenting in the Australian Newspaper (10 February 2011). A more true statement has never been said. The Australian Newspaper continues “people are motivated to tip money into various forms of property because of the alleged shortage. There are many places across Australia that deserve focus from investors and many good reasons why people should buy or develop property in 2011. But only notions of a desperate shortage should not influence decisions” (10 February 2011).
Hype is usually based on little or no facts. And, making decisions based on single slices of data is fraught with danger. Whatever your investment appetite, make sure you have correct data, a proven research methodology and the skills to collate an objective, collected perspective of the investment opportunity.

 

WE ARE NOT BUILDING ANY MORE COASTLINE…

 

Investors are starting to recognise that the Australian coastline continues to attract attention in the property market. But we don’t need to look for the ultra expensive suburbs according to The Daily Telegraph who reported “property analysts have revealed off-radar waterfront suburbs are where bargain beach houses can be found” (24 January 2011).
Further support was added to the argument from RP Data senior research analyst Cameron Kusher who said ‘the lagging market made many locations more affordable”(24 January 2011).
